How Much Does a Full House Rewire Cost in London?

There isn't one magic 'London rewire price'. Costs vary widely depending on the property, and any electrician giving a firm figure over the phone without seeing it is either guessing or padding heavily. Here's what actually drives the cost.

Number of circuits

A small 1-bed flat may have 4–6 circuits. A 4-bed house with electric shower, hob, EV charger and outbuildings can have 15+. Each additional circuit means more cable, more accessories, and a bigger consumer unit.

Property condition and access

Solid walls and lath-and-plaster ceilings are much slower to chase than modern stud walls. Suspended timber floors give easy cable routes; concrete floors don't. Older houses often need floorboards lifted and refixed carefully.

Occupied vs empty

An empty property lets us work fast, spread tools, and skip daily clean-downs. An occupied home takes longer because we protect furniture, restore power at the end of each day and coordinate around family life.

Finish level

Standard white sockets and switches are one price. Brushed steel or matte black plates, USB-C sockets, dimmer switches on every lighting circuit, smart controls and speaker points all add cost.

What to look for in a quote

Written and itemised — number of circuits, consumer unit model, cable spec, accessory count, chasing and making-good, testing and certification. Beware of very cheap quotes that later 'discover' extras.
