Signs Your Home Needs a Full Rewire

Most homeowners never think about the cables running behind their walls — until a socket burns, a light flickers, or an EICR comes back with a page of failures. Rewiring is disruptive and not cheap, so the question 'do I really need this?' is a fair one. Here are the honest signs that yes, you probably do.

1. Your home was last wired before 1970

Rubber-insulated cabling was standard in UK homes up to the 1960s. The rubber goes brittle with age, cracking away from the copper conductor and exposing live metal inside walls, ceiling voids and loft spaces. If you've bought a period property and there's no record of a rewire in the last 40 years, assume the original wiring is present until proven otherwise.

2. You still have round-pin sockets or cloth-covered flex

Round-pin 5A and 15A sockets predate BS 1363 (1947). Any cloth-covered or fabric-braided flex hanging from lampholders is a red flag. Both are unambiguous signs of pre-war wiring that has never been fully updated.

3. Your EICR came back with C1 or multiple C2 codes

C1 is 'danger present, immediate action required'. Multiple C2 codes ('potentially dangerous') across several circuits usually mean the underlying installation is at the end of its safe life. Chasing individual C2 items one by one costs more than doing the whole job once.

4. No earth on lighting circuits

Older lighting circuits were wired with only live and neutral — no earth conductor. Modern metal light fittings, dimmers and downlights all need an earth. If you can't fit a metal pendant without a workaround, the lighting circuits need rewiring.

5. Undersized circuits and not enough sockets

A 1960s wiring plan had one socket per room. A modern kitchen or home office wants 6–10. When every plug is behind an extension lead behind a chest of drawers, the wiring hasn't kept up with how you actually live. A rewire is the chance to plan proper socket positions, USB integration and separate hob/oven supplies.

6. Overheated or scorched accessories

Black scorch marks on faceplates, warm sockets, discoloured light switches — these are signs of loose connections at accessories, or of undersized wiring being overloaded. Sometimes replacing accessories fixes it; when you find several around the house, the cable itself is the problem.

7. Fabric-sheathed or lead-sheathed cable in the loft

Poke your head into the loft during dry weather. Grey or black fabric-covered cable, or lead-sheathed cable, both predate PVC insulation and both belong in a rewire quote. Rodent damage is also very common in loft cable runs.

8. Frequent shocks or tingles

A slight tingle from a metal appliance is a sign of insulation breakdown allowing current to leak to the case. On a modern installation the RCD would trip; on an unprotected older one, nothing stops it. This is the single most urgent reason to rewire.

9. You're extending, converting a loft, or refurbishing a kitchen

Big renovations are the ideal time to rewire. Floors are up, ceilings are down, and the cost of adding cable runs is a fraction of what it would be later. Even if the existing wiring is technically compliant, matching a Victorian install to a new open-plan kitchen usually means partial rewires and a new consumer unit.

10. You're a landlord and want peace of mind

Landlords are legally required to have an EICR every five years. Repeatedly patching failures gets expensive fast. A single rewire resets the compliance clock and typically comes with a 25-year installation life.
